Peterborough: The A1 Corridor Play Everyone is Sleeping On
Bedford gets the headlines. Cambridge gets the tech money. And right there in the middle, Peterborough is sitting on a £1 billion regeneration with house prices 30% below regional average. I keep asking myself why more investors are not here.

I have a confession.
While everyone in my community obsesses over Bedford postcodes and Bedford's Entertainment Resort walking distances, I have been quietly watching Peterborough.
Not because it is flashy. It is not.
Not because it has a theme park coming. It does not.
But because the numbers make absolutely no sense - in the best possible way.
Here is What Nobody is Talking About
Peterborough average house price: £234,000
East of England average: £341,000
That is a 31% discount. For a city with 47-minute trains to Kings Cross.
I will let that sink in.
Meanwhile, everyone is fighting over Bedford properties at £310,000+ because Bedford's Entertainment Resort is coming. And yes - that play makes sense. I am in it myself.
But here is the thing about obvious plays: they come with obvious competition.
Peterborough? Barely anyone is looking. Yet.
The £1 Billion Nobody Mentions
This is not speculation. This is happening right now:
Station Quarter - £47.8 Million
Government approved the Full Business Case in May 2025. Construction on City Link phase begins autumn 2025. New western station entrance, multi-storey car park, the works.
ARU Peterborough University - £32 Million Living Lab
Phase 3 building opened November 2024. Current capacity 4,700 students. Target by 2032: 12,500 students.
Let me say that again. They are nearly tripling student numbers in seven years.
Community Regeneration - £40 Million
Two £20M projects announced September 2025. Resident-led steering groups. Real investment in real neighbourhoods.
Towns Fund - £22.9 Million
Green Technology Centre completed. River Nene pedestrian bridge. Lincoln Road upgrade running through Spring 2026.
Cranes are up. Diggers are moving. This is not a PowerPoint presentation - it is a construction site.
The Demand Equation
Here is where it gets interesting for STR operators.
BGL Group - You know comparethemarket.com? The meerkats? Headquartered in Peterborough. 1,700+ employees. £1.4 billion revenue. These are not minimum wage workers looking for the cheapest room. These are tech professionals.
Amazon - Major fulfilment centre. E-commerce logistics hub. Contractors in and out constantly.
Perkins Engines - Caterpillar - Proper manufacturing. 12.5% of city employment is in high-tech manufacturing.
Government Hub - Opened 2023. Approximately 1,000 civil servants. HM Passport Office. DEFRA. Steady, predictable demand.
And here is what most investors completely miss:
All that regeneration construction needs workers. Station Quarter alone is bringing contractors from autumn 2025 through god knows when. Lincoln Road upgrade runs through Spring 2026. University buildings. Community projects.
Conservative estimate: 300-800 contractors working Peterborough projects at any given time over the next 3-5 years.
These are not weekend tourists wanting Instagram-worthy interiors. They are Monday-to-Friday, week-in-week-out professionals who want clean, functional, and practical. WiFi that works. Parking. Maybe a washing machine.
Let Me Run the Numbers
2-bed flat in Peterborough. Purchase price: £205,000 - first-time buyer average.
As traditional AST:
- Monthly rent: £969
- Annual gross: £11,628
- Gross yield: 5.7%
Fine. Nothing special.
As Contractor Let:
- Weekly rate: £425
- Occupancy: 85%
- Annual gross: £18,800
- Gross yield: 9.2%
And here is the kicker - contractor lets are operationally simpler. Fewer turnovers. Less cleaning. Longer stays. More predictable cash flow.
As Serviced Accommodation - mixed use:
- Average nightly rate: £80
- Occupancy: 70%
- Annual gross: £20,400
- Gross yield: 10%
You are nearly doubling your yield compared to a traditional let. On an asset that cost you 30% less than the regional average.
The maths here is almost embarrassingly good.

The Cambridge Spillover Nobody Talks About
Cambridge average house price: £506,000
Peterborough is 40 minutes away by train. 35 by car.
When Cambridge-based companies need contractor accommodation and their finance team sees Cambridge prices, where do you think they look?
The spillover is real. Same region. Similar connectivity. Half the cost.
I have spoken to corporate booking agents who actively recommend Peterborough for Cambridge overflow. It is already happening.
Why This is Not Bedford - And Why That is Good
Let me be clear: Bedford is the headline play. Bedford's Entertainment Resort changes everything. Millions of tourists. Global attention. The whole package.
Peterborough is not that.
Peterborough is the quiet play. The corporate play. The contractor play. The "nobody is paying attention yet" play.
Bedford: tourism upside, higher competition, higher entry prices.
Peterborough: corporate demand now, lower competition, lower entry prices.
Some investors pick one. Smart investors hold both.
35 minutes apart. Different demand sources. Portfolio diversification built in.
The Objections - And Why They Are Wrong
"Peterborough is just warehouses and distribution."
Was true. Changing fast. BGL Group is fintech. Government Hub is civil service. The university is bringing knowledge economy. Diversification is happening whether people notice or not.
"There is no tourism demand."
Correct. And that is not the play. You do not buy Peterborough for weekend tourists. You buy it for corporate travellers, contractors, university visitors, and relocating professionals. Different market. More stable income.
"It is too far from London."
47 minutes to Kings Cross. I know people who commute longer than that from Zone 4.
"The regeneration might stall."
Construction has started. Government funding is committed. Business cases approved. This is not a maybe - it is a definitely.
What I Would Do
If Peterborough fits your strategy:
Target the right properties:
- 1-2 bed flats near station or city centre
- 2-3 bed houses for contractor teams
- Avoid anything needing heavy renovation - time is capital
Set up for contractors first:
- Practical furnishing, not Instagram perfect
- Fast WiFi - test it and publish speeds
- Dedicated workspace
- Parking if possible
- Washing facilities
Need help with property setup and furnishing? We do that.
Build relationships now:
- Local recruitment agencies
- BGL Group, Amazon, Caterpillar HR departments
- Contractor-specific platforms
- ARU Peterborough for visiting academics
The contractors are already arriving. The investors who position now capture the upside.
The ones who wait? They will wonder why they missed it.
Compliance Matters Here Too
Do not cut corners. Fire safety documentation is required from April 2025 or platforms will delist you. Gas safety certificates. PAT testing. The works.
Contractors booking through their employers expect professional, compliant accommodation. Their companies have liability concerns. Non-compliant properties do not get corporate bookings.
