Agreement to Terms

By accessing or using the services provided by THE PROPERTY DON (trading name of LITTLE PIGGY RENTALS Ltd, Company Reg: 13579182), you agree to be bound by these Terms of Service and all applicable laws and regulations.

Services

THE PROPERTY DON provides AI-powered property management services for short-term rental properties, including but not limited to listing management, guest communications, pricing optimization, maintenance coordination, and revenue reporting. Specific services are detailed in individual client agreements.

Service Fees

Our standard management fee is 16% of net revenue, as detailed in your individual service agreement. Fees are subject to change with 30 days' written notice. Additional services may incur separate charges as agreed upon.

Client Responsibilities

As a client, you agree to:

Provide accurate information about your property
Maintain your property in good condition and comply with all applicable laws
Grant us necessary access and authority to manage your property
Respond promptly to requests for information or decisions
Maintain appropriate insurance coverage for your property

Intellectual Property

All content, features, and functionality on our website and in our services are owned by THE PROPERTY DON and are protected by copyright, trademark, and other intellectual property laws.

Limitation of Liability

THE PROPERTY DON shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our services. Our total liability shall not exceed the fees paid by you in the 12 months preceding the claim.

Termination

Either party may terminate the service agreement with 30 days' written notice. THE PROPERTY DON reserves the right to terminate services immediately for breach of these terms or non-payment.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
