    Official Construction Start

Construction formally begins at the Kempston Hardwick site on 3 June 2026. On the same day, the resort developer Destinations & Experiences reveals the park's official name: the resort developer United Kingdom Resort. The project - budgeted at $6.7 billion - will create approximately 20,000 construction jobs over the 5-6 year build, with a peak of around 5,000 workers on site simultaneously.

Manor Road 10-Week Closure - Mass Soil Haulage

From 27 July to 5 October 2026, Manor Road is closed to through traffic for 24 hours a day as part of ongoing site stabilisation and enabling works. The closure enables mass haulage of soil between the lake zone and core building zone on the resort site. Network Rail also carries out temporary traffic management on Ampthill Road during 6-24 July for plant delivery related to Wixams station preliminary works. The official project update page (universalukproject.co.uk) confirms further traffic management on Manor Road will follow after October 2026.

Wixams Station Redesigned - Opening Delayed to 2027

Wixams railway station - originally expected to open in the second half of 2026 - has been delayed following a decision to redesign the station from a 2-platform layout to a 4-platform layout, reflecting the additional demand the the resort developer United Kingdom Resort will generate. The redesign has added significant cost (total procurement now approx. £300 million including VAT) and pushed the opening into 2027. Network Rail is carrying out preliminary works. The expanded station will sit on the Midland Main Line between Bedford and Flitwick.

East West Rail - Planning Application Submitted

East West Rail Company anticipates submitting its Development Consent Order (DCO) application to the Planning Inspectorate in January 2027, following the final non-statutory public consultation (April-June 2026). The DCO, if approved, would allow construction to begin. East West Rail would connect Bedford to Milton Keynes and Cambridge, significantly improving regional transport connectivity for resort visitors and workers.

    Wixams Railway Station Opens

Expected: Wixams station opens on the Midland Main Line following its redesign from a 2-platform to a 4-platform station. The expanded capacity reflects the resort's projected visitor numbers. Trains will connect Wixams to Bedford (northbound) and Flitwick/London (southbound), providing the primary rail access point for the resort.

    Frequently Asked Questions

Everything you need to know about investing near Bedford's Entertainment Resort

The indicative opening is 2031, though major construction projects of this scale often see 1-2 year variations. The SDO (Special Development Order) process is designed to expedite approvals, but investors should plan for a range of 2030-2032.

Wixams (1 mile, new station opening 2026) and Elstow (1.5 miles, heritage village) offer the closest proximity. Stewartby and Shortstown provide good value within 3 miles. Bedford town centre offers the best transport links via Midland Main Line.

Mid-term (28+ nights) is generally more profitable during construction (2026-2030). Construction workers need reliable accommodation, contractors prefer consistent bookings, and you avoid high turnover costs. STR becomes more viable from 2029 as tourism interest builds.

For buy-to-let mortgages, expect 25% minimum deposit. Properties in the £200k-£300k range require £50k-£75k deposit plus stamp duty (5% on portions over £250k) and purchase costs (approximately £3k-£5k for surveys, legals, etc.). Cash buyers can move faster in competitive situations.

Stewartby (2.5 miles from site) and Kempston offer 2-3 bed properties under £250k with solid yields. Shortstown provides new-build options with lower maintenance. Bedford town centre flats suit investors with smaller budgets seeking transport links. Avoid areas with significant flood risk or poor transport access.

Be conservative: assume 60-70% occupancy for STR, 80-90% for mid-term. Factor in seasonality (peak: school holidays, weekends; trough: January-February). Our Deal Analyser provides scenario modelling.

Key requirements: Gas Safety Certificate, EICR (electrical), fire safety (smoke alarms, extinguisher), insurance (specialist STR policy), council tax or business rates. Some areas may require planning permission. The Short Term Lets Bill (expected 2025-26) will introduce registration requirements.

Planning documents indicate a peak workforce of approximately 5,300 workers during main construction (2027-2029). A significant portion will be non-local and require temporary accommodation within 30 minutes of the site.

Reported figures suggest £50bn+ economic impact over the project lifetime, with 8M+ annual visitors once operational. These are projections and should be treated as indicative rather than guaranteed.

There's no single answer. Early buyers benefit from lower prices before construction hype, but carry more timing risk. Key factors: your cashflow position, ability to hold through construction, and whether you can service debt without resort-related income.

Gross yields of 8-12% may be achievable for well-located, well-managed STR properties near the Bedford resort site. Net yields after management fees, utilities, and vacancy typically range 5-8%. Construction phase mid-term lets can deliver more consistent income with lower turnover costs.

We're Bedford-based with active STR management experience. Our analysis uses real PriceLabs data and on-the-ground market knowledge. Our advice focuses on what actually performs as a rental because that's what we do day-to-day.
